Listing a home for sale in Oakland, Piedmont and Berkeley CA

As a resident of the area my entire life and as a listing agent since the late 90′s my prooven home marketing program can be broken down into three distinct phases; Home Preparations, Marketing and Escrow.  (For a visual representation of the process, take a look at my HOME SELLERS FLOW CHART.)  I will guide you through preparing your home for the market (from pre-inspections to staging) as well as generate a very aggressive marketing campaign that will get your home seen by all Buyers near and far.  I will assist you in negotiating the highest and best offer at terms that are best for you.  I will monitor all details, paperwork and transaction time lines.  Take a look at what some of my past clients have to say about their experiance while working with me.

Interviewing Brian Santilena as your Listing Agent

Step 1:  The first step is for ust to sit down together for a joint interview.  In my experience most real estate agents are friendly which is important at a Sunday open house for example, but equally important is their professional competence, knowledge and experience in the local industry.   These considerations are also important and can vary widely.  In addition you will find large differences in overall professionalism, expertise and integrity.  We will cover all of these aspects of the home selling process.

In order to be able to give you an accurate assessment of market value I will also need to get a preview of your home.  I will want to know all the things that you’ve done and  love about your home.

The next step:  After meeting you and visiting your home I will prepare a Value Analysis and my Marketing Presentation covering:

  • Market preparations such as repairs, improvements,  pre-inspections (including budget $$$.)
  • We will create a detailed calendar that fits YOUR schedule.
  • Pricing Strategy and Market Timing.
  • Comprehensive marketing plan.
  • Cover the costs of selling (transfer taxes, commissions, escrow fees etc.)
  • How we will handle negotiations.
  • What happens once we are in contract.
  • And much more…

I can assure you that our listing interview will leave you with a firm understanding of the entire home listing process and the confidence that while working together we will get you top dollar under time lines that work for you!.If you have any questions or would like to schedule an interview, feel free to call me on my cell phone (510-501-3534)  or email me at BrianS@PacUnion.com .
